If you have been thinking of investing in a timeshare so you can enjoy a vacation for a couple of weeks a year, there are some things you need to know before

handing over your hard-earned money.

First of all, let’s define what a timeshare is. It is a form of vacation property ownership that allows an individual the right to use the property (usually

within a resort) for a pre-determined period. For example, you may want to spend two weeks a year in Mexico, or Florida every year for the next 20 years.

This has become a popular alternative to purchasing an expensive vacation home on your own.

You may feel pressured into purchasing a timeshare from a salesperson or manager. Sometimes they lure you with an expensive dinner or a cash incentive to

listen to their presentation, and then want you to decide that very same day. Obviously, it is not advisable to sign anything until you are sure exactly what

it is you are purchasing. Do not be afraid to ask questions and tell them if something does not make sense to you. You may even want to take the contract

home and have your lawyer review it.

When you purchase a timeshare, you will also be responsible for monthly maintenance fees. These fees are for the upkeep of the property: landscaping,

housekeeping, taxes, etc. They will start out low but many times, they will keep increasing until it reaches an almost intolerable level. This is especially

true for older resorts where things start needing replacements like windows, roofs, etc. There is also a risk of special assessments, which could end up

costing you thousands of dollars.

When it comes time to sell, you will most likely only be able to get a fraction of what you initially paid to the resort or developer. This is because the

timeshares that developers sell include things like marketing and administrative costs. These costs get absorbed into the prices of the timeshares.

When you initially make your purchase, you will have to decide when you would like to use your weeks. You will have to use the same weeks every year. This

is ok if you know you get the same weeks off from your job. If not, you may be able to exchange your week and/or destination with others; however, this could

prove to be a difficult task depending on where you would like to travel, and what season you want to travel in. You may be required to register with an

exchange company in order to change your travel destination. Getting your first destination choice will depend on how busy the resort is and if it is in the

height of the travel season.
